Head of REFM TCM
Job Responsibilities
The local Head of Real Estate & Facility Management is end-to-end accountable for the overall development and execution of the Real Estate & Facility Management function in the respective (R)OPU sites for the various business units (Commercial Sites, AH, OneHP).
- Aggregates and negotiates budget proposals from sites, evaluates and if necessary adjust them and communicates it to the global level and secure annual budgets in accordance with planning cycle; ensure annual budgets are met at an aggregated level
- Steady evaluation of budget adherence and implementation of mitigation measures

Breaks down global goals in site goals for respective /R)OPU sites, priorities and targets per local specificities and executes translated site roadmaps and action plans
Ensures Global Real Estate & Facility Management targets are coherent for network, business and sites (no conflicting targets)
Serves as interface to business partners, esp. local BU and reporting to global level

Safeguards effective solution delivery by aggregating and reporting site and vendor performance to the global level
Safeguards effective solution delivery by monitoring FM staff and third party vendor performance and resolves escalation from site level and initiates corrective actions if necessary
Leading regular meetings with vendors for vendor feedback and exchange on development potentials.

Oversees execution of selected services across sites/countries within assigned (R)OPU
Ensures risk reduction, RE&FM compliance and continuous improvement by utilization of vast expertise in the field of RE&FM Services.
Coordinates Local Heads, ensuring best practice and knowledge sharing across sites

Reviews and challenges (R)OPU adaptations of global concepts, standards and processes, when required
Manage queries and ensure qualification and trainings in alignment with Global REFM, global standards and local specifics

First point of contact for tactical questions from local OPU/BU Heads regarding REFM strategy execution
Manage change requests and complaints from customers on sites and provide solution in alignment with FM provider

Ensures audit and compliance readiness and assesses auditing reports and initiates required changes on site level
Ensures reliable data of Facility services of all sites in the network and business unit (incl. Monitoring of data documentation of FM related data across the assigned sites) is available
Qualifications:
- Master's degree or diploma within Economics or Legal or in the field of Real Estate Management, Architecture, Project / Construction Management, or Workplace & Design
- 10 years of solid proven experience in Real Estate & Facility Management, and has strong business acumen to understand existing and future business needs.
- 15 years of managerial experience in a multinational environment, with ability to build relationship between local and global level and share best practices with relevant stakeholder across region.
- In depth knowledge of international and local regulations, with exposiure to authorit inspections and customer audits.
- Service orientation and customer focus, with cost conscious and strong economic orientation, willing to do continuous improvement and quality orientation.
